Are these legally binding and state-specific?
They are general templates based on common landlord-tenant practice, not state forms. The lease, rent-increase notice, and pay-or-quit notice each flag where your state or city sets the rule. Have a local attorney review before first use, and use your state's required form where one exists.
Why not a free lease from the internet or ChatGPT?
A free lease is one document.
