You finish with a document you can hand to a lender or a partner and a projection that tells you how much cash the first year actually needs. In the first 15 minutes, pick one primary strategy in Section 1 and fill the Goals Dashboard from your income number, then open the Excel Assumptions sheet and enter your reserves and marketing budget to see the lowest cash balance, then write the price range and no-go list in Section 3 so the next bad deal is a fast no. Revisit the plan quarterly and red-line it against what actually happened.

Common questions
What software do I need?
Microsoft Word or Google Docs for the plan, and Excel or Google Sheets for the projection. The projection uses SUM, MAX, IFERROR, INDEX, and MATCH only, so it opens cleanly in Sheets.
Is this for new or experienced investors?
Both. New investors use it to pick one strategy and set the first-year numbers. Experienced investors use it when pivoting strategies or adding a market, because the buy box, channel table, and hiring order all have to be rewritten for the new plan.
Which strategies does it cover?
Section 1 is written for wholesaling, fix-and-flip, buy-and-hold rental, BRRRR, short-term rental, and creative finance. The buy box section has a MAO formula for flips and wholesale and cash-on-cash and 1% screens for rentals. The projection models profit per deal, so it works for any strategy where a deal produces a profit number.
Why not a free template or ChatGPT?
Free templates are generic small-business plans with a real estate heading. This one is built around the numbers that run an investing business: the dashboard chain from income to leads, the MAO and rental screens, a channel table with cost per lead, and a projection that reports break-even month and lowest cash balance from your own inputs. A generated draft gives you paragraphs; this gives you the fields, the math, and a worked example in every table.
Does it include the operating procedures?
