A wholesale deal lives or dies on four pieces of paper. If your purchase agreement lacks "and/or assigns" language or an inspection exit, you cannot assign it or walk away. If your assignment agreement does not fix the fee, the deposit, and the as-is terms, the end buyer renegotiates at the closing table. Most new wholesalers borrow a contract from a forum, retype it from a PDF, or sign whatever the seller's agent hands them, and find out what was missing when earnest money is on the line.

Start by opening Read Me First, then put your entity name and your title company into the Purchase and Sale Agreement once and save it as your master. Read the Explanation Notes beside the Assignment Agreement so you understand the fee and deposit mechanics before your first buyer asks. Then send the whole set to a local real estate attorney for your state; they will edit far less than they would if you started from nothing. Real estate contract law varies by state, so have an attorney review every document before you use it on a live deal.

What software do I need?

Microsoft Word or Google Docs for the six templates, and any PDF reader for the Start-Here Guide. Everything arrives in one zip.

Are these usable in any state?

They are general wholesale templates written in plain language, not state-specific forms. Real estate contract law varies by state, so have a local real estate attorney review and adapt every document before you use it on a live deal. The kit says this on every page.

Assignment or double close: which documents do I use?

For an assignment, you need the Purchase and Sale Agreement with the seller and the Assignment of Contract Agreement with your end buyer. For a double close, use the Purchase and Sale Agreement plus the Double Close Addendum, and your title company closes two transactions. The Read Me First and Explanation Notes files walk through the choice.

Why not a free contract from a forum or ChatGPT?

Free contracts are usually missing the assignment language, the inspection exit, or the non-refundable deposit clause, and you will not know until a deal tests them. These four documents were drafted together so the terms line up, every clause has a plain-English note explaining what it does, and they are editable Word files you can hand to an attorney rather than a flat PDF to retype.
