Wholesaler SOP Bundle
Eight written SOPs so your wholesale business runs on process, not on you
Eight editable Word SOPs plus a role matrix and a 30-day install roadmap that document a wholesale operation from marketing to closing, with a 10-page PDF guide.
Most wholesalers hit the same wall: every lead, offer, and closing still runs through the owner's head, so hiring a transaction coordinator or a lead manager means teaching the business from scratch, and a missed call or a sloppy contract packet costs a deal. Without written procedures there is nothing to hand over, nothing to measure against, and no way to tell whether a slow month is a marketing problem or a follow-up problem.
This bundle ships ten editable Word documents and a 10-page Start-Here PDF. Eight SOPs cover the full pipeline: Marketing and Lead Generation, Lead Intake and Qualification, Seller Appointment and Offer, Deal Analysis and Underwriting, Buyer Disposition and Deal Packaging, Contract Processing, Closing Coordination, and Transaction Coordinator Onboarding. Every SOP states its purpose, the responsible role, the tools it depends on, a numbered process of 6 to 8 steps, a one-line process flow, and the 3 KPIs that show whether it is working. A Role and Responsibility Matrix maps all eight processes across five roles using R, A, and C so a solo operator can see which hat each step belongs to and which role it transfers to at the first hire. The Implementation Roadmap installs the SOPs in four weekly phases and sets a Monday, Wednesday, Friday, and monthly operating cadence. The whole set runs about 3,600 words of procedure text, updated September 2026.
You end up with a business someone else can run from paper. In the first 15 minutes, open the Start-Here PDF and read the matrix page, then open SOP 2 and SOP 3 and replace the bracketed company and role names with your own, then put the four-pillar qualification test and the MAO formula from SOP 4 where your team can see them. From there, follow the roadmap: install the money-leak SOPs first, red-line each one monthly against what you actually did, and update the matrix as you hire.
Who it's for
For wholesalers who are closing deals and about to hire, or who want the business to survive a week without them. Not for someone still looking for a first deal; start with the Motivated Seller Script Masterpack and the Wholesale Deal Analyzer Pro and come back when leads are flowing.

Common questions
What software do I need?
Microsoft Word or Google Docs for the ten .docx files, and any PDF reader for the Start-Here guide. Everything is text and tables, so Google Docs opens the files without layout problems.
Can I edit these for my business?
Yes. Every SOP is a Word document with bracketed placeholders for your company name, roles, and tools. Replace the brackets, delete steps that do not apply, and add your own. The PDF is a read-only reference copy of the same content.
I am a solo wholesaler. Is this for me?
Yes, and the matrix is written for that case. A solo operator holds every R in the matrix; the SOPs tell you which hat you are wearing on each step, and the roadmap tells you which role to hire first when revenue supports it.
Why not write my own SOPs or ask ChatGPT?
You can, and you should keep editing these. What you get here is the structure that takes weeks to arrive at by trial: the eight processes a wholesale business actually runs, the role each belongs to, 6 to 8 steps that match how deals move from a seller call to a title company, and 3 measurable KPIs per process. A generated draft gives you prose; this gives you a system with handoffs and numbers you can hold a hire to.
Do the SOPs reference other KlipPack tools?
Yes, where it helps. SOP 2 points to the Motivated Seller Script Masterpack for openings, SOP 3 to the Due Diligence Checklist Bundle, and SOP 5 to the Cash Buyer Deal Presentation Template. None of them is required to use the SOPs.
