Land is the easiest asset class to buy badly. There is no inspection report, no rent roll, and no appraisal unless you pay for one, so most first land deals are bought on a county-assessor number and a satellite photo. The problems surface later: no deeded access, a wetlands overlay across the only flat acre, a perc test that fails, or a parcel that comps at half of what the seller swore it was worth.

This workbook puts the whole evaluation in one file. The Parcel Scorecard sheet lists 25 criteria across five groups (legal and title, physical, rural-acreage market, residential and infill market, and the deal itself), each with a weight of 1 or 2. Score each line from 0 to 4 and it returns a weighted total, the maximum possible, and a parcel grade as a percentage, with the rule of thumb built into the header: 75 percent or more is a strong parcel, under 50 percent is a pass. The Comps sheet takes five sold comparables with price and acreage, computes dollars per acre, applies your access, utilities, and location adjustments, averages the adjusted figures, and multiplies by the subject acreage for an indicated value. The Owner Financing sheet models a seller-carry note: sale price on terms, down payment, APR, and term produce the monthly payment with a PMT formula, annual note income, total interest, total collected, return on cost, and an annualized IRR on the capital you have at risk using a RATE formula. The Exit Planner pulls the indicated value and your all-in cost and shows profit for a cash flip now, owner finance over the full term, and hold-and-resell with appreciation, flagging the largest with a BEST marker. The Due Diligence sheet is a 25-item checklist from APN verification to vacant-land liability insurance, with a progress percentage. 82 formulas in total.

You finish with a graded parcel, a defensible value, a priced exit, and a checklist you can hand to a title company. Start by scoring the parcel from what you already know, then enter five land comps from the county or a land-listing site, then type your expected all-in cost into the Exit Planner and read which strategy wins. Work the Due Diligence list before the inspection period ends.

Common questions

What software do I need?

Microsoft Excel or Google Sheets. Standard .xlsx, ordinary formulas including PMT and RATE, no macros. Works in LibreOffice and Numbers as well.

Does this work for rural acreage and infill lots?

Yes. The scorecard has separate market sections for rural acreage (comparable sales, population trend, recreation demand, manufactured homes permitted) and for residential or infill lots (recent construction, zoning, stubbed utilities, builder demand). Score the section that fits and leave the other at zero; the grade adjusts to the maximum possible.

Does it calculate IRR on owner financing?

Yes. The Owner Financing sheet returns an annualized nominal IRR using a RATE formula, treating your cash basis minus the down payment as the amount invested and the monthly note payments as the return. It also shows total interest income and total return on cost.

Why not a free template or ChatGPT?

Free land calculators cover one piece, usually the note payment. A chat answer cannot keep a 25-line weighted scorecard, five adjusted comps, and three exit scenarios in sync when you change an input. This file links them: the Comps value feeds the Exit Planner, the Owner Financing total feeds the owner-finance exit, and the BEST flag updates as you type. The criteria list itself is the product of land-specific pitfalls (deeded access, perc, floodplain, wetlands, manufactured-home rules) that generic templates omit.

Is the exit comparison time-adjusted?

No, and the sheet says so. The three profit figures are nominal: a flip pays now, owner finance pays over the note term, hold pays after the hold period. Use the IRR row on the Owner Financing sheet when you need a time-weighted view of the note.
